Enclave Croydon is a new build 50-storey Build To Rent (BTR) residence, the tallest volumetric modular residential building in Europe. Aligning with its height were the clients’ ambitions for the residence to be a leader in new types of living, delivering the next generation of communal living. Designed by Tigg + Coll Architects, the new amenity offering spans across six floors for the 815 apartments, a significant development in the field of co-living. From the outset the client recognised the critical nature of the social spaces and fostering community within the development as key to its success, both in driving rentals and maintaining renewals. Tigg + Coll were brought into the design team to enrich the Interior Amenity design and spatial layouts using their extensive experience in the co-living sector.

The critical challenge was to engender a community at such a scale, and within a very vertical building. For instance, in response to a need for multiple shared kitchens, Tigg + Coll developed bespoke joinery to house concealed kitchens within meeting rooms, co-working and social spaces throughout, maximising flexibility and space usage. As breaking down larger spaces and giving purpose to each area was a key design tool, two floors in the lower levels offer co-working and leisure suites: the co-working floor incorporates a banquette window seat following the façade, and leads to larger social kitchens, reading rooms, and a series of casual co-working lounges.
